What is a Window Well?

A window well is a component installed in or around a window well to stop and prevent water from pooling within the well, which can lead to various issues such as leaks, water damage to the foundation or basement. A window well consists of a perforated pipe or tubing connected to a drainage system and a properly sized and installed metal well surround.
The drain is positioned at the lowest point of the window well to capture water that accumulates during rainfall or snowmelt. You typically need a window well when you have basement windows that are partially or fully below ground level.

Quality Repair Process
Steps for Window Well Repair
Start by clearing the area around the window well of any debris and setting up safety signs and barriers to ensure a secure work environment.
Remove the existing window well with care to avoid damaging the surrounding structures and foundation.
Excavate down to the foundation’s footing to reveal the weeping tile, making visible any potential issues with the drainage system.
Check the weeping tile for damage or clogs. If necessary, flush it out to remove debris and ensure it functions correctly.
Install a new 4-inch vertical drain connecting the weeping tile to the surface, facilitating proper drainage away from the foundation.
Place 10 inches of clear gravel over the newly installed drainage system, backfill the trench, and tamp down the gravel to stabilize the base and enhance drainage.
Securely install the new window well and attach an atrium drain cap. Finish by adding more gravel to improve drainage and ensure stability.
